But this market also carries a memory of hard freezes, and any equipment guide that waves that away is not serving DFW homeowners. Start With the Cooling Spec: SEER2 16 Is the Floor
SEER2 measures seasonal cooling efficiency under current test procedures, and in a climate that runs the compressor from May into October, small SEER2 differences compound into real money. Set SEER2 16 as your floor for one practical reason and one financial one. Practically, equipment above that line is where manufacturers put their better compressors and controls, so the rating is a proxy for overall build quality. Above the floor, the meaningful jump is variable-speed. A single-stage compressor is either fully on or off; a variable-speed compressor runs long, low, and quiet, holding temperature through a Texas afternoon instead of slamming on and off. In DFW the variable-speed dividend shows up three ways: lower summer bills, dramatically better humidity control in muggy shoulder months, and less start-stop wear across a cooling season that is five months long. Then Freeze-Proof It: What the Cold Specs Mean Here

Capacity retention at low temperature. Manufacturers publish how much heating output a unit holds as the mercury drops. Defrost behavior. In humid cold, outdoor coils frost, and the unit periodically reverses to melt it. Good defrost logic runs on demand rather than on a fixed timer, stealing less heat from the house. This matters more in DFW's damp winters than raw cold ratings do.
Backup heat, chosen deliberately. Every configuration needs an answer for the rare brutal night. In a home with a working gas furnace, the answer is dual-fuel: the furnace is the backup, and the changeover is automatic. In an all-electric home, the answer is electric auxiliary strips, which are cheap to install and expensive to run, so the design goal is a heat pump sized to keep them idle in all but the worst weather. Two quieter specs finish the picture. First, controls. A heat pump is only as smart as its thermostat, and dual-fuel configurations in particular live or die on changeover logic: the control decides, hour by hour, whether the heat pump or the furnace carries the load. Insist on a control the installer configures for your setup rather than a default out of the box, and have the changeover point recorded on the paperwork so the next technician can see the design intent. Second, sound. Variable-speed outdoor units run remarkably quietly at low speed, a real consideration for the tight lot lines of Uptown townhomes and Knox-Henderson infill, where the condenser may sit a few feet from a neighbor's window or your own patio.
